I think...

I think we found a house.
It possesses 8 of the 10 things I wanted. 

1.  2 story
2.  with 4 bedrooms on the same level
3.  room for guests
4..  actual laundry room vs a "closet"
5.  quite/kid friendly neighborhod
6.  great master suite
7.  good size yard (though nothing will compare to our current yard & thats ok)
8.  option to have formal dining space 

The basement isn't finished.  But that leaves us a perfect place for new house paint projects to have a home.  And a great space for bike riding kids in the winter.  And an opportunity to build equity.

And the only other thing it's not, is Gretna schools.  But its still less than 10 minutes from our current location.  And I know 2 people who live in the neighborhood & I've heard good things of the Elementary school (which is 2 blocks away).  And I think should that become a concern in the future we could try to opt-in because its literally that close.

Now to crunch some numbers.  Put together an offer.... and wait & hope.
